Before leasing a property, you’ll want to ensure that it is in good condition and ready to go. This is where a pre-leasing inspection can come in handy. We can go in and perform a thorough inspection of the entire unit or property to check for any repairs, upgrades, or maintenance issues that need to be addressed before the property is shown to prospective tenants.

Once tenants have been selected and are preparing to move into the property, there will need to be another inspection. Known as the move-in inspection, this involves taking a thorough tour to note conditions and take pictures for future records. This protects both you and the tenants from potential future liabilities by keeping everyone on the same page and in agreement on the property condition.

Move-Out Inspections

Much like the move in inspection, the move out inspection is going to make sure that your property is in ideal condition after the tenants vacate the premises, or as they are about to. Our team can schedule this inspection and meet the tenant at the property to do a walkthrough and make sure that everything is up to par. We’ll make notes of any damages, cleaning that needs to be done, or other things that may need to be charged to the tenant and taken from their security deposit or billed.

Periodic Property Inspections

Periodic inspections are one of the best tools for a landlord. Although there are several privacy and housing laws in place stating the conditions and time frame under which you can enter a property, routine inspections are allowed as long as you give the tenants proper advance notice. In most cases, that can be anywhere from 24-48 hours. Some lease agreements set a 72-hour notification period, but the important thing is that routine inspections are being done to make sure the property is being properly maintained.
